Frequently Asked Questions
How many cities are on the Palos Verdes Peninsula?
Four: Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills and Rolling Hills Estates. There are also two small unincorporated areas, Westfield and Academy Hills.
How much do homes cost on the Palos Verdes Peninsula?
Condos usually start in the $400k's, mostly in Rolling Hills Estates on the city side of the hill. Townhomes start in the $600k's and run up to about $1.2 million, and single-family homes usually start around $1.2 million on the Eastview side of Rancho Palos Verdes. At the high end are multi-million-dollar bluff-top and acreage estates.
Which school district serves the Peninsula?
Most of the Peninsula is in the Palos Verdes Peninsula Unified School District, and the Eastview area of Rancho Palos Verdes is in Los Angeles Unified. Check school boundaries with the district for any address.
Are there landslide areas on the Peninsula?
Yes. Parts of Rancho Palos Verdes (Portuguese Bend and Abalone Cove), Rolling Hills (the Flying Triangle area), Rolling Hills Estates and Palos Verdes Estates (Bluff Cove) sit in or near historically active landslide zones. Review the geologic disclosures for any property.
Are Peninsula homes on sewer or septic?
Both. Many homes in Rolling Hills, Portuguese Bend, Abalone Cove and parts of Rancho Palos Verdes are on septic, so a current septic inspection and pumping record is expected when selling.
Are there gated communities on the Peninsula?
Yes. All of Rolling Hills is gated, and there are gated communities in Rolling Hills Estates and Rancho Palos Verdes, such as the guard-gated Mira Verde townhome community in RPV.
