How does Zoli set the list price?

I price from recent comparable sales in your MLS area and neighborhood, adjusted for view, lot, condition and architecture. On the Palos Verdes Peninsula, the MLS splits the market into about seventeen areas, so the right comp set matters more than a citywide average.

What disclosures matter when selling on the Palos Verdes Peninsula?

California sellers provide a Natural Hazard Disclosure statement. Depending on the property, Peninsula sellers may also need to address landslide history, septic systems, HOA or Art Jury approvals, and view or tree ordinances.

What should I gather before I list?

City permit history for any remodels, HOA approvals and documents, and a current septic inspection and pumping record if the home is on septic. If the property is in or near a landslide area, have geology reports and city correspondence ready.

How long does it take to sell a home?
